Our Value

Everything prepared.
Beautifully presented.
Clearly understood.

Beautiful presentation. Clear evidence.
Calm negotiation.

When Caine Statham sells your home, the work needed to prepare, present and support the sale is built into the process.

Dare to Compare

Interview three agents.
Then compare us, side by side.

Don't take our word for it. Take three.

Three opinions, not one.

Enough to see a consistent range — and to spot the outlier.

Get it in writing.

Every appraisal, backed by comparable sales, side by side.

Beware the biggest number.

The highest quote often wins the listing — not the sale.

Want to see the numbers for yourself? Build your own comparison — it takes two minutes.

Results

What others said. What actually happened.

Every one of these homes had been appraised, advised on or listed before. Preparation, clear evidence and calm negotiation told a different story. On average, +42% above the highest opinion they were given.

How they were achieved

Inspected

Every home was inspected before launch — understood properly, not just priced.

Corrected

Where it was needed, the home was corrected and prepared so it presented honestly.

Protected

Where suitable, the Moisture Intrusion Warranty backed the home so buyers could act with confidence.

There was no secret and no luck. Anyone could have achieved the same results with the same system — and a genuine belief in what was possible. The difference is that we actually do it.

Yes — there are some Terms and Conditions, and we will cover those with you when we meet.

The System

Seven steps before the market decides.

To sell a property well, three things need to happen before the market judges it: make it look good and feel ready, help buyers understand what they are buying, and reduce risk wherever it reasonably can be. This is how we do all three.

01

Inspect

We inspect the home before launch to understand its condition and identify anything that may need attention.

02

Correct

Where practical, we help arrange cleaning, soft washing or preparation work so the home presents properly.

03

Stage

We help with staging direction, presentation planning and visual preparation so the home feels ready for market.

04

Document

We organise buyer-ready information, including reports, disclosures, improvement notes and relevant property documents.

05

Market

We include high-quality photography, video, 360-degree walkthrough, flyers, web presentation and campaign assets.

06

Onsite

We manage open homes with care and support serious buyers so practical questions can be answered clearly.

07

Protect

Where suitable, we can provide a Moisture Intrusion Warranty to help reduce concern and support stronger offers.

Getting Ready for Market

Get the home ready now. Settle the cost later.

Through a trusted funding provider, we can help you move faster and present the home at its best — without paying upfront.

Pre-sale improvement funding covers renovations and preparation work done specifically for the sale.

This means there is nothing to pay until the property settles. Funding is repayable on settlement, or after 6 months from the finance date.

If you take the property off the market, you would then cover the expenses yourself when the property is removed from sale.

Move faster

Start preparation and marketing without waiting to save or arrange finance first.

Maximise potential

Fund the improvements that help the home present properly and reach its strongest sale result.

Nothing until settlement

No payment while the campaign runs. Costs are cleared on settlement when sold by Caine Statham.

Funding is provided by a third-party funder and is subject to their terms, approval and the agency agreement. If the property is withdrawn from sale, funded costs become payable by the seller.

Moisture Intrusion Warranty

Removing the question buyers hesitate to ask.

"Is this home dry?"

One of the first concerns many buyers have is whether a home has hidden moisture risk. Where suitable, Caine Statham Real Estate can provide a Moisture Intrusion Warranty for the homes we sell. This helps reduce buyer concern by giving them a clear process and added protection if a covered moisture issue arises after purchase.

Less uncertainty

for the buyer.

Less friction

for the sale.

More confidence

around the offer.

Warranty availability, term, scope, exclusions and claim process are subject to the written warranty document. Buyers should rely on their own professional advice and complete their own due diligence. The warranty does not remove the need for independent legal, building or financial advice.

Questions

The things vendors ask us first.

Warm sunlit conservatory interior

Prepare the home before the market judges it.

If you are considering selling, begin with a private conversation. We will look at the home, the likely buyers, the risks, the presentation, and the best way to prepare the property before launch.

"Did your agent inspect the house before they told you what it's worth, or after?"

Ours did. Every time.
